Mantle Place Terms of Service | Plain Terms. Fair Use.

1. What Mantle Place is

Mantle Place is a spatial data platform operated by Mantle Place LLC ("we", "us"). We pull from authoritative open-data providers (Protomaps, NAIP, Sentinel-2, USGS 3DEP in the continental US and Mapterhorn elsewhere, and Overture Maps in v1), pass through free public-record layers from the agencies that publish them (§5), transform the result into production-ready outputs, and deliver them to you ("the curator") through a Cloudflare R2 vault. Purchased bundles carry permanent re-access; free bundles expire per §4.

2. Account & eligibility

You can browse the platform, draw an area of interest, read its Site Brief, and see live pricing without an account. Placing an order, free or paid, requires an account with a verified email address; the vault your bundles live in is tied to it. By placing an order you confirm you are at least 18 years old and have the authority to bind any organization on whose behalf you order. One account per email address.

3. Payment, pricing & refunds

Pricing is computed at checkout from the AOI you draw. Payment is processed by Stripe; we do not store or transmit raw card details ourselves. Your card is authorized at checkout and charged only after delivery. If our pipeline fails to deliver, the authorization is released and you are not charged. Public-record layers are not part of the bundle you paid for: they are free, and a failure to fetch one is not a delivery failure and is not refunded (see Public-record layers in §5).

Taxes. Where applicable, sales tax / VAT is calculated automatically at checkout based on your billing address (Stripe Tax). The price shown before tax in the curator is the pre-tax amount; the total you pay includes any required tax.

EU 14-day right of withdrawal (digital content). If you are a consumer ordinarily resident in the EU, UK, or EEA, Directive 2011/83/EU normally grants you a 14-day right to withdraw from distance-purchased digital content. Because Mantle Place bundles are built to the area you draw and delivery begins immediately after payment (processing time depends on the area; the checkout shows a measured estimate when one exists), we ask you at checkout to consent to immediate performance and acknowledge that you lose the right of withdrawal once delivery begins (Art. 16(m) of the Directive). If you do not consent, do not complete the purchase. We cannot deliver the bundle without the consent. If you completed the purchase but the bundle was not yet delivered when you change your mind, email contact@mantle.place within 14 days and we will cancel the order: you are not charged, or if the charge has already been taken, we refund it in full. Once the bundle has been delivered to your vault, the withdrawal right is exhausted per Art. 16(m); the §3 policy for delivery failures still applies.

Keeping a free bundle and the right of withdrawal. Keeping a free bundle permanently (§4) is a purchase of digital content you already hold. Nothing is rebuilt: the same bundle stays in your vault with no expiry as soon as your payment goes through, so performance starts at once. Before the payment form appears, we ask you to tick a box to consent to that immediate start and acknowledge that you then lose the 14-day right of withdrawal (Art. 16(m) of the Directive). Without that consent we cannot take the payment, and the bundle stays free until it expires. If the bundle can no longer be kept when your payment arrives, we refund it. A refund or a payment dispute reverses the purchase as §4 describes.

Credit. You can add credit to your account by card, from your account page, in whole US dollars from $10 to $10,000 per top-up. Credit is counted in dollars. A larger top-up earns bonus credit: 10% from $100 and 20% from $500, with the highest tier your top-up reaches applying. The bonus is shown before you pay. We may also grant you comp credit, for example to make up for a problem with an order. Credit you pay an order with is held at checkout and spent only after delivery; if we fail to deliver, the hold is released and the credit returns to your balance.

Credit never expires. Unspent purchased credit is refundable if you ask within 14 days of the top-up: email contact@mantle.place and we refund it to the card you paid with. For a consumer in the EU, UK or EEA, this is also your 14-day right of withdrawal from a top-up. Bonus credit and comp credit are never refundable, and refunding a top-up forfeits the bonus credit it earned. Credit is not cash: it cannot be withdrawn or exchanged for money other than by that refund, and it is not transferable to another account.

4. Free orders

Areas of interest of 2 km² or less are free: the order is $0 and the bundle carries the exact same data and quality as a paid order: one pipeline, no watermark, no reduced resolution. Free orders differ from paid orders in two ways:

Retention. Free bundles are retained in your vault for 30 days from creation, after which they expire and are deleted, unless you keep them. Purchased bundles never expire.

Keeping a free bundle. While a free bundle is live, you can keep it permanently from your vault for the price a paid order for its area costs. Nothing is rebuilt; the same bundle stays in your vault with no expiry. If that payment is refunded or withdrawn in a payment dispute, the bundle becomes a free bundle again and expires on its original date or 7 days after the reversal, whichever is later. If the bundle can no longer be kept when your payment arrives, we refund it. An expired free bundle cannot be kept; order the site again instead.

Concurrency. You may hold up to 5 active (non-expired) free bundles at a time.

5. Data licensing & downstream rights

Data licensing is governed by the upstream licenses attached to each source in your bundle (public domain, CC-BY, ODbL, and others). Mantle Place does not contractually restrict any downstream redistribution rights granted to you by those upstream licenses. See the Licensing page for the full breakdown, including per-order attribution, the Produced Works architecture, and your obligations as a downstream user.

Satellite view imagery (Esri). The curator globe offers an optional Satellite view that shows Esri World Imagery, served by Esri’s ArcGIS Location Platform directly to your browser. That imagery belongs to Esri and its licensors, is never part of a bundle, and is not covered by the licensing above. If you use the Satellite view, whether or not you are signed in, you agree to comply with the applicable terms of the ArcGIS Location Platform Agreement and Esri’s third-party data terms. In particular, you may use the imagery only to view it inside Mantle Place: you may not scrape, download, extract, cache or store it (beyond what your browser does on its own), redistribute, rebrand or cobrand it, or remove or obscure its attribution. Mantle Place also does not permit using it to train or improve machine-learning models.

Public-record layers. Some layers are public records: data that a government agency or other record holder publishes about a site. When we build your bundle, we also build every public-record layer that a free, readable source publishes for your site: parcels, zoning, flood zones, wetlands, soils, protected areas and easements, mapped streams, critical habitat, contaminated sites and historic listings, and more. We do this at the time of the build, with nothing for you to pick; if a source fails, you can retry that layer from your vault. Where no source covers your site, or one cannot be read, the bundle says so and names who holds the record. They are a free convenience on top of your bundle, not part of the bundle you pay for, and these terms apply to them as follows:

Free, outside the price. They cost nothing, on any order, including a free order. The order price pays for processing your bundle; it does not buy these layers, and adding them never changes what you pay.
Passed through as published. We fetch each layer from its record holder and deliver each value as the record holder published it. We do not write, correct, complete, infer, or verify these values. Each delivery names its source and, where the record holder publishes one, its as-of date. A public record can be out of date, incomplete, or wrong, and can differ from the official record kept by its holder.
Not a survey, not a legal determination. A public record shows what its holder recorded. It is not a finding about your site. Each family says what it is not:
- A parcel line is not a boundary survey or a legal description.
- A zoning district is not a zoning determination or a statement of what may be built.
- A flood zone is not a flood determination or an elevation certificate.
- A wetland line is not a delineation or a jurisdictional determination.
- A soil map unit is not a geotechnical investigation.
- A protected-area or easement boundary is not a title search.
- A mapped stream is not a determination of regulated waters.
- Critical habitat is not a consultation outcome.
- A contaminated-site record is not an environmental site assessment.
- A historic listing is not a review determination.
As is, no reliance, and outside the refund. Because they are free, public-record layers are provided "as is" and "as available", without warranty of any kind, express or implied, to the maximum extent permitted by law, including any warranty of accuracy, completeness, currency, or fitness for a purpose. Do not rely on a public-record layer for any decision. Verify what you rely on with the record holder or a licensed professional before you act, and obtain the survey, delineation, investigation, title search, assessment, or determination that your decision requires. To the maximum extent permitted by law, Mantle Place takes on no liability for the content of these records, including any error, omission, or out-of-date value, or for what follows from your use of them (see §8). A source can be unavailable, change, or be withdrawn, including at its record holder’s request. When that happens you may retry later or go without the layer; it does not fail your order, and it does not entitle you to the §3 refund. Layers already delivered to your vault stay there.
The record holder’s terms. Where a record holder publishes a license or terms of use, we name it in the layer’s attribution and citations, and it governs your use of that data; keeping to it is your responsibility. A record holder’s disclaimer travels with its layer unchanged, in the bundle’s attribution and citations. Where it publishes no license, the layer is marked "no licence published; public record". That wording reports what the holder published; it is not a grant, and Mantle Place gives you no rights in a record it does not hold. The law of the record holder’s jurisdiction may also limit what you do with a record.

6. Service availability

Processing time depends on the area of interest; the checkout shows a measured estimate when one exists. The System Status page publishes delivery latency once there is order volume. The pipeline depends on third-party services (Stripe, Cloudflare R2, Google Cloud, Supabase, upstream data providers). We don’t guarantee uptime or fitness for any particular purpose.

7. Acceptable use

You agree not to abuse the AOI drawing surface to scrape upstream data at scale, attempt to reverse-engineer the produced-work transformations back into the source database structure, or use the platform to violate any law.

8. Liability

Mantle Place outputs are advisory and informational only. They are not surveying, navigation, engineering, life-safety, insurance, regulatory-compliance, or certified-mapping products. You agree not to rely on Mantle Place bundles for any decision that requires licensed surveying, professional engineering, structural analysis, code or zoning compliance, emergency response, navigation, flood-elevation determination, insurance underwriting, or any other use where life, property, or regulated obligations are at stake. You are responsible for obtaining the necessary professional review, on-site survey, and any required permits or certifications before acting on the data.

To the maximum extent permitted by law, our aggregate liability for any claim is limited to the amount you paid for the order giving rise to the claim. We disclaim all implied warranties (including merchantability, fitness for a particular purpose, and non-infringement) to the maximum extent permitted by law.

9. Termination

You may stop using the service at any time. We may suspend access for violations of these terms, but your already-purchased bundles remain in your vault. That permanence is part of the product, and these terms don’t override it.

10. Changes & contact

We may update these terms; the "last updated" date above moves when we do. Material changes will be flagged in-product. Questions, disputes, and escalation: contact@mantle.place.

Prices and free-tier limits. Our prices and the free-tier limits in §4 (the free size, the retention window and the cap on active free bundles) may change going forward. We give notice in the product before a change takes effect. A bundle already delivered keeps the terms it was ordered under, and purchased credit keeps its value.

11. Governing law & dispute resolution

Mantle Place LLC is organized under the laws of the State of Minnesota, United States. These Terms are governed by and construed in accordance with the laws of the State of Minnesota, without regard to its conflict-of-laws principles. The United Nations Convention on Contracts for the International Sale of Goods does not apply.

Any dispute arising out of or relating to these Terms or your use of Mantle Place shall be resolved in the state or federal courts located in Minnesota, and you consent to personal jurisdiction and venue in those courts. Nothing in this section limits your non-waivable consumer-protection rights under the law of your country of residence (including, where applicable, EU/UK consumer rights as referenced in §3).
